Once a detailed tender package has been chosen, we can put a tried and tested construction contract with the builder in place. Subject to the project size, we can also manage the administration of the contract. If the build requires a project manager, we will advise at the outset.
When we are on board for this stage, we undertake regular site inspections to ensure the builder is carrying out work as they should be. We factor in unforeseen changes and let you know when to make payments to the builder according to the value of work carried out. This limits your risk. We offer video calls for day-to-day issues which inevitably means we can minimise delays on site. Crucially, we maintain the quality of work, reduce time overruns, and minimise cost increases.
Whether you want to be involved at every stage, or you would prefer a turnkey service, we offer different levels of support to suit you.
With the right contract in place, you’re in control. These agreements can be complex, and you can be left exposed. We give advice on what will work best for your project and put robust contracts in place. This protects your interests, as well as others in the build team.
Managing day-to-day builder queries and ensuring the team follows drawings and statutory requirements can make building projects stressful. We use our expertise to manage queries and ensure drawings are followed. We will challenge when specification is not adhered to, or criteria is not met. We will advise you when to make payments to the builder to ensure you are never over-exposed. We do all of this because building horror stories isn’t our cup of tea.
We want every client to be delighted with their new space, free to celebrate a great build once it’s completed. We strive to achieve high standards in our managed builds and support the transition as you move into your new home. We ensure the builder is not paid in full until at least six months after the works are completed so that any snags are dealt with. In a nutshell, we see things through to the end.

As each project and therefore everyone’s needs are different, our fees are based on the needs of your project; we provide a flexible pricing structure that gives you a fixed fee for every stage of the project and you have the option to use us as little or as much as you need.
I have a cost from a builder, but they have said they need technical drawings - do you provide these?
Yes, we can help with technical drawings. That said, if your builder has not reviewed any detailed plans to provide you a cost you will only have a budget price as they cannot price for something without knowing the detail from the outset.
We want to make sure that you get the most out of your project at a price that works for you, in a way that is fun and stress free. We are very experienced at making the most of space and offering tailored solutions to suit, including pushing the boundaries of what is possible at planning.
Yes, we are always happy to explore why someone may be struggling to get approval for planning, often fresh eye looking at things can offer solutions that the planners will support; we have a number of case studies where we have got planning for customers where their previous design team have struggled.
